1. About Plugged Residentials
- Plugged Residentials ("we", "us") is a platform that helps users find and offer spare rooms in shared homes.
- We are an introduction-only service.
- We are not a letting agent, property manager, or intermediary in any rental agreement.
- By using the platform, you agree to these Terms.
- You must be 18 or older to use the service.
2. What We Do (and Do Not Do)
We provide:
- A profile and listing platform for spare rooms
- Tools to browse available rooms
- Messaging to connect Hosts and Renters
- Basic identity or profile checks to maintain platform integrity.
We do NOT:
- Conduct thorough background checks
- Conduct credit checks
- Conduct affordability checks
- Conduct referencing
- Conduct Right to Rent checks
- Verify landlord permission or property ownership
- Verify safety, condition, or legality of any room or property
- Process rent
- Hold deposits
- Handle refunds
- Create or supply tenancy agreements
- Participate in negotiations between users.
All payments and agreements occur entirely off-platform between Hosts and Renters.
3. User Responsibilities
By using the platform, you agree to:
- Provide accurate, truthful information in your profile
- Not impersonate anyone
- Not upload misleading, stolen, or infringing content
- Communicate respectfully and appropriately with other users
- Comply with all laws relevant to hosting or renting a room
- Use the platform only for legitimate spare-room arrangements.
- Not use the platform for commercial purposes beyond legitimate room sharing
- Not use automated tools, bots, or scripts to access the platform
- Not engage in harassment, discrimination, or abusive behavior
- Verify your age and provide valid identification if requested
- Report suspicious activity or content that violates these Terms.
You are solely responsible for verifying:
- Other users identities, Right to Rent, and affordability checks
- The room or property before making any payments
- Landlord permission to sublet (if you are a Host)
- Any legal or safety requirements
- Any agreement you decide to enter into.
4. Host Responsibilities
If you list a spare room, you confirm that:
- You have the legal right to sublet the room (including landlord/leaseholder permission if required)
- The information and photos you post are accurate and not misleading
- The room is safe and suitable for someone to live in
- You will handle all payments, deposits, checks, and agreements independently.
Plugged Residentials is not responsible for verifying any of the above.
5. Safety & Offline Interactions
Your interactions and meetups with users happen at your own risk.
Plugged Residentials is not responsible for:
- Conduct or behaviour of users offline
- Any damage, loss, injury, or dispute arising from viewings or stays
- Any agreement or contract formed between users.
Please take reasonable precautions when meeting or renting.
Safety recommendations:
- Meet in public places first before viewing properties -Tell someone where you're going and when to expect you back
- Trust your instincts - leave if you feel uncomfortable
- Verify the identity of the person you're meeting
- Conduct your own Right to Rent checks as required by UK law.
Reporting: If you encounter suspicious behaviour, inappropriate content, or safety concerns, please report it immediately to comms@pluggedresidentials.com.
6. Listings & Content
Users may not post:
- Misleading or inaccurate listings
- Photos they do not own or have rights to use
- Offensive, inappropriate, or discriminatory content
- Scam or fraudulent material.
We may edit or remove any listing or account that violates these Terms or undermines platform safety.
Content Moderation:
- We reserve the right to monitor, review, and moderate content at our discretion.
- We may remove content or suspend accounts without prior notice if we believe these Terms have been violated.
- Users may appeal content removal decisions by contacting us.
7. No Guarantees
The platform is provided "as is".
We do not guarantee:
- That rooms are real, available, safe, or accurately described
- That users will respond
- That you will find a room or someone to fill a room
- Any outcome from connections made on the platform.
Use the platform at your own discretion.
8. Liability
To the fullest extent permitted by UK law, Plugged Residentials is not liable for:
- Any loss, damage, dispute, or claim arising from use of the platform
- Any payments between users
- Any tenancy, sublet, licence, or agreement users choose to enter into
- Any issues relating to property condition, landlord permission, safety, or legal compliance.
Consumer Rights: Nothing in these Terms affects your statutory rights as a consumer under UK law, including the Consumer Rights Act 2015.
Indemnity: You agree to indemnify and hold harmless Plugged Residentials from any claims, damages, or expenses arising from your use of the platform or violation of these Terms.
All arrangements made after connecting on Plugged Residentials are entirely between the users involved.
9. Accessibility
We strive to make our platform accessible to all users. If you experience accessibility issues, please contact us via email at comms@pluggedresidentials.com and we will work to address them.
10. Fees & Payments
Currently, the platform is free to use. We reserve the right to introduce access fees and fees for the use of specific features in the future with appropriate notice.
All rental payments, deposits, and financial arrangements occur directly between users. We do not process, hold, or guarantee any rental payments or deposits.
11. Governing Law & Jurisdiction
These Terms are governed by the laws of England and Wales.
Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales. If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.
12. Dispute Resolution
Disputes between Users: We do not mediate disputes between users. Any disagreements about viewings, payments, or rental arrangements must be resolved directly between the parties involved.
Disputes with Plugged Residentials: If you have a complaint about our service, please contact us at comms@pluggedresidentials.com first. We will try to resolve the matter informally.
If we cannot resolve the dispute, you may pursue resolution through the UK courts or applicable consumer dispute resolution schemes.
13. Account Termination & Suspension
We may suspend or terminate your account for:
- Violation of these Terms
- Fraudulent, misleading, or illegal activity
- Abusive behaviour towards other users
- Repeated violations after warnings
- Extended period of inactivity.
- You may terminate your account at any time by contacting us. Upon termination, your access to the platform will cease, though some data may be retained as required by law.
Effect of Termination: Termination does not affect existing agreements between users or any ongoing liabilities.
14. Intellectual Property Rights
Platform IP: All platform content, design, software, and trademarks are owned by Plugged Residentials and protected by copyright and other intellectual property laws.
User Content: You retain ownership of content you post, but grant us a licence to use, display, and distribute it as necessary to provide our service.
Restrictions: You may not copy, modify, distribute, or create derivative works from our platform without permission.
15. Privacy & Data Protection
We collect and process personal data to provide our service, including profile information, messages, and usage data.
We process your data lawfully under GDPR, primarily based on legitimate interests in providing our introduction service.
Your rights include:
- Access to your personal data
- Correction of inaccurate data
- Deletion of your data (subject to legal requirements)
- Portability of your data
- Objection to processing.

16. Changes to the Service
We may update features or these Terms at any time.
Continued use means you accept the updated Terms.
